What your house is worth in Boscos de Tarragona, La Mora or Tamarit
A serious valuation is not produced in an office with an online calculator. It is done by walking through the house, looking at what has actually sold nearby, and giving a price range that can be defended in front of a buyer.
How I do it
- I visit the property. Always. Without going inside, no valuation is worth much.
- I look at comparables: what has genuinely sold in the same area, not what is being advertised.
- I take the real floor area and condition, not the figures on the deed. An enclosed terrace, a refurbishment or a sloping plot all change the price and often appear nowhere on paper.
- I place it in the current market for the area: what is moving, and how fast.
What you get, and when
A written report, with a price range and the reasoning behind it, within five days of the visit.
The range is not a way of avoiding the question. A single figure down to the euro would be false precision: two identical houses on the same street sell at different prices depending on timing, urgency and who happens to knock. What I give you is the band within which the house can sell, and what would move it towards the upper end.
Free, with no obligation
The valuation costs nothing and commits you to nothing. If you then decide not to sell, or to sell through another agency, the report is still yours.
What it is not
It is not a formal appraisal. Those are produced by valuation firms registered with the Bank of Spain and are what a lender requires before granting a mortgage. What I do here is a market valuation: the figure the property can sell for, which is the one you need in order to decide.
