Selling a house in Boscos de Tarragona, La Mora or Tamarit
Selling is not putting up an advert. It is preparing the property properly, showing it to the people who can actually buy it, and staying with the owner all the way to the notary. This page sets out how I do it, step by step, with no small print.
The process, step by step
- The first call or email. You tell me what you want to sell and why.
- Visit and valuation. I come and see the property and give you a reasoned price, with comparable sales in the area in front of me. There is more on the valuation page.
- The written mandate. In writing, with the terms clear before anything starts.
- Photography and video. Both, always. The video goes on the property portals; this site shows the photography.
- The listing written in four languages. Catalan, Spanish, English and French, each written from scratch.
- Publication on the property portals and on this site.
- Screening enquiries, and accompanied viewings. Not everyone who calls is a buyer.
- Negotiating the offer, with you deciding and me providing the market context.
- The deposit contract, with the paperwork checked before anything is signed.
- At the notary with you on the day of completion.
What is always included
- A valuation of the property beforehand
- Professional photography
- Video of the property, published on the property portals
- A listing written in Catalan, Spanish, English and French
- Publication on the property portals
- Handling the paperwork: land registry extract, habitation certificate and energy performance certificate
- A written monthly report on what has happened: viewings held, interest received and what I recommend
- Attendance on the day of signing
None of these is an extra billed separately.
Why I recommend a sole mandate
With a short portfolio, a sole mandate makes possible the work that makes no sense to split up: the video, the listing in four languages, the monthly follow-up and the time to run viewings with judgement. It also spares the owner the sight of their own house advertised by three agencies at three different prices, which is exactly what makes a buyer hesitate.
That said, if you would rather not give a sole mandate, that option is always there.
How long it takes
The timeframe I work with is three to six months from listing to signature. This is not a promise of speed: it is the realistic range in these areas, and I would rather say so at the outset than impress you on day one and disappoint you in month three.
Let us start
Tell me what you want to sell and when. The first conversation costs nothing and usually clears a lot up.
