Portrait of Ramon Grau Bernad

Who is behind Graubo Real Estate

One person: Ramon Grau Bernad, sole director. There is no sales team and no switchboard. Whoever answers is the person who handles the sale.

From Tarragona

I was born in Tarragona, spent some years away and came back. I have raised a family here and I live here, in the centre of the city.

That has a practical consequence if you are buying from abroad: when we talk about a house in Tamarit or La Mora, I am not reading from a data sheet. I know how the sun hits it in December and how long the drive to the AP-7 takes on a Friday afternoon.

Twenty years buying and selling, on my own account

Before founding the agency I spent twenty years investing in property with my own money: a commercial unit, homes to live in, and homes for holiday letting. I have let long-term, let by the season, let commercial space and sold residential property.

I will put it plainly: twenty years as an investor, not as an agent. The agency is new. What is not new is having sat on the other side of the table, with my own money at stake, every time something was signed.

Meanwhile I earned my living in the petrochemical industry, in operations. That sounds far from an estate agency, and it is less far than it seems: there you work with written procedures, deadlines and reports, because improvising is expensive. That is where this agency's way of working comes from — the monthly report to the owner, the paperwork ready before it is needed, every step written down before anything starts.

Why the move from investor to agent

Because I enjoy it, and because offering someone a home strikes me as a hospitable thing to do: closed-up houses that have someone living in them again, or spending a few weeks there.

And because there is something I want to do that almost nobody does. Catalan civil law has two forms of ownership — temporary ownership and shared ownership — that do not exist in the rest of Spain and allow you to buy in a different way. Until now they have barely been offered explicitly. Here they will be. They are set out in detail on the Catalan and Spanish versions of this site.

Why these three areas

Because I know them from buying in them. I hold my own investments in two of them and close family have lived there for as long as I can remember. My contacts in the area come from years, not from a purchased database.

And because I see room in them: these are places with a physical limit, where building cannot go on indefinitely, and that shows in the market.

Languages, plainly

Catalan and Spanish are my own languages. My English is comfortable. I do not speak French.

That said: every property listing, every page on this site and the paperwork that goes with a sale are written in four languages, French included. If you are coming from France, everything you need to read will be in your language, and we will talk in Spanish or English. Better said now than discovered halfway through.
