Legal notice
This page identifies who publishes this site and sets out the terms on which it may be used. It is information required by article 10 of Spanish Act 34/2002, on information society services, and it is reachable from the footer of every page, with no prior registration and at no cost.
Who publishes this website
GRAUBO REAL ESTATE, S.L.U., a single-member company.
- Tax number (NIF): B93839157
- Registered office: Plaça de la Salle 2, 43002 Tarragona, Spain
- Email: ramon@graubo.com
- Telephone: +34 696 373 839 — an ordinary mobile line, no premium rate
- Website: realestate.graubo.com
The single-member status is stated because article 13.2 of the Spanish Companies Act requires it, which is why the name always appears in full. The identity of the sole shareholder is on the Commercial Register and is not published here: it is personal data this website has no need to process.
Registry details
Registered at the Commercial Register of Tarragona, sheet T-66739, entry 1, on an electronic folio.
There is no volume or folio number, and they are not missing: since Act 11/2023 closed the loose-leaf books, entries are made on an electronic folio and volume and folio numbers are no longer issued. The reference above is complete.
- European Unique Identifier (EUID): ES43017.000456620
- Deed of incorporation: protocol 2026/1525, before the Tarragona notary Martín Garrido Melero, 22 July 2026
- Date of registration: 23 July 2026
The EUID is not a required disclosure. It is published because it lets anyone find the company through the European system of interconnected registers without depending on how the name is spelled, and that matters for anyone reaching this site from outside Spain.
Activity and professional status
The activity is brokerage, advice and management in the sale and purchase of housing, within the meaning of article 55 of Catalan Act 18/2007, on the right to housing. Sales only: this agency does not broker rentals.
Working as an estate agent in Catalonia requires registration with the Catalan register of estate agents (Registre d'Agents Immobiliaris de Catalunya), run by the Agència de l'Habitatge de Catalunya, which is where the AICAT number comes from. It is not a prior administrative authorisation or a licence: it is a compulsory registry entry, and the Catalan Government is not answerable for the conduct of a registered agent.
This company is entered in the Registre d'Agents Immobiliaris de Catalunya under AICAT number 14301, assigned on 28 August 2026. The entry can be checked in the public search of registered estate agents run by the Agència de l'Habitatge de Catalunya. The number also appears in the footer of every page of this site.
This company is a member, not a chartered member, and it holds membership of two professional associations. That is why the two covers below run under separate collective policies:
- Asociación Profesional de Agentes de la Propiedad Inmobiliaria de Tarragona (APAI), tax number G55606933, C/ de Canyelles 3, 1.º, 43001 Tarragona. This company joined on 31 July 2026, effective from 1 August, with membership number APAI-470.
- Asociación Profesional de los Agentes Inmobiliarios, Siglo XXI, national in scope, based at the same address, whose institutional member is the Tarragona chartered body of estate agents (Col·legi d'Agents de la Propietat Immobiliària de Tarragona).
This is not chartered membership, and the difference is not a nuance: article 9 of the second association's statutes reserves chartered status to members of the chartered body, who become association members by that fact alone, and there is no route in the opposite direction. That is why the word "chartered" and the chartered emblem are not used here. The emblem that belongs to members carries the initials AAI and is, under article 4 of those same statutes, distinct from the chartered one.
The agent carrying out the activity is Ramon Grau Bernad, sole director of the company.
Access to this activity is not reserved to any academic qualification or to membership of a professional body. The professional competence requirements of Catalan Decree 12/2010 are met.
Insurance and bond
Both covers are conditions for practising under article 55.3 of Act 18/2007. Article 6.2 of Decree 12/2010 requires the name of the institution and the reference to be given to anyone who asks; here they are published up front, with their amounts, because someone instructing the sale of their home is entitled to check without having to ask.
Professional indemnity insurance. Collective policy no. T-10.445.029-L with Occident GCO, S.A.U. de Seguros y Reaseguros (tax number A-28119220), taken out by the Asociación Profesional de Agentes de la Propiedad Inmobiliaria de Tarragona, with this company enrolled on 1 August 2026.
| Cover | Limit |
|---|---|
| Per claim | €600,000 |
| Per injured party | €300,000 |
| Per annual period | €600,000 |
| Deductible | €300 |
Surety bond. Certificate no. 4,381,858 with Atradius Crédito y Caución, S.A. de Seguros y Reaseguros (tax number A28008795), under collective policy no. 4,329,072 of the Asociación Profesional de los Agentes Inmobiliarios, Siglo XXI. Issued on 1 August 2026, for annual periods renewed automatically. Limit: €60,000.
The bond guarantees payment of compensation for any sums the agency receives in the course of its brokerage activity, until it makes them available to their intended recipients. Both certificates are issued to meet the requirements of article 55.3 of Act 18/2007 and Decree 12/2010, that is, for practising as an estate agent in Catalonia. A copy of either is provided to anyone who asks.
Code of conduct
As a member, this company is bound by the statutes of the Asociación Profesional de los Agentes Inmobiliarios, Siglo XXI, whose article 10 makes joining a commitment to abide by the principles of professional ethics and conduct, and whose article 12.g turns that into a duty of every member.
There is no code of conduct published as a separate document: it is those statutes, and those two articles. And it is not a decorative commitment: articles 38 to 43 set up a disciplinary regime that grades breaches as minor, serious and very serious, requires a formal file and a prior hearing, and expressly covers negligence in an estate agent's professional duties where it harms another member.
The statutes are sent by email to anyone who asks, on the same working day. If the association ever publishes them at a stable address, the link will be added here.
Prices
Where this website states the price of a property, it will state the total amount payable, itemising what makes it up and including taxes where they form part of the price, together with the additional costs passed on and who bears them. Those that cannot be calculated in advance will be stated along with how they are worked out. That is the standard set by article 20.1.c of the consolidated Consumer Protection Act and article 211-3 of the Catalan Consumer Code; article 10.1.f of Act 34/2002 additionally requires a clear statement of whether or not the price includes applicable taxes.
Buying a home carries taxes and costs that are not part of the asking price and that depend on each transaction. They are set out in writing before any commitment, and they are never presented as estimates when they are known figures.
The properties published here
Where this website publishes properties, each listing will carry at least its location, its condition, the agency's AICAT number and the energy performance rating. Article 59 of Act 18/2007 lists nine mandatory disclosures for housing advertising, and not all of them apply to the sale of an existing home: those that apply to a given property will appear in its listing.
It will also carry two commitments the law does not require to be written here:
- No home is published without a signed instruction from the owner. Article 58.5 of Act 18/2007 prohibits it, and it is also the only way to know that whoever instructs the sale is entitled to.
- No home is published without a valid habitability certificate and a registered energy performance certificate. The habitability certificate is no longer printed in the listing, but it has to exist at the moment of publishing.
Each listing carries the date its data was last updated, and it is stated which items come from the owner. There is no clause here disclaiming errors: under article 58.4 of Act 18/2007 the data, characteristics and conditions stated in the advertising of a home may afterwards be enforced by the buyer even if they do not appear in the contract, so the right response is to correct what is wrong, not to disclaim responsibility in advance. If you find an incorrect detail, write and it will be corrected.
Visiting this website or reading a listing commits you to nothing and creates no obligation to buy.
Enquiries and complaints
You can complain through any of these four channels:
- Email: ramon@graubo.com
- Telephone: +34 696 373 839
- Post: GRAUBO REAL ESTATE, S.L.U., Plaça de la Salle 2, 43002 Tarragona, Spain
- The form on this website, once it is active
Response time: fifteen days from receipt of the complaint, as article 21.3 of the consolidated Consumer Protection Act requires in its current wording. That is the commitment; the 24-working-hour standard this agency publishes is for enquiries, not for complaints.
This company holds the Catalan Government's official forms for complaints, claims and reports, in accordance with Decree 121/2013, in Catalan, Spanish and English. They are sent by email or by post to anyone who asks, and handed over in person at meetings.
Plaça de la Salle 2 is the company's registered office and its professional establishment, and it receives post. Meetings, however, take place at the home being put up for sale or at the owner's home: half an hour inside a house shows more than an hour across a counter, and it saves the seller the trip.
If the reply does not settle the matter, the complaint may be taken to the Catalan Consumer Agency of the Generalitat de Catalunya, or to the consumer office of the relevant town council.
This company is not currently signed up to any consumer arbitration scheme or alternative dispute resolution body. If it ever does sign up, this page will say so and the corresponding emblem will be displayed where required. Recourse to the courts remains available in any event.
Intellectual property
The texts, photographs, floor plans, videos, logo and domain name of this site belong to GRAUBO REAL ESTATE, S.L.U. or are used with the permission of their owner. Reproducing, distributing or adapting them for commercial purposes requires written permission.
Linking to this site does not require permission: a link to a freely accessible page is not an act of communication to the public, and a website that forbids it is asking for something it cannot ask for.
The four languages
This site exists in Catalan, Spanish, English and French. The four versions of this page, of the privacy policy and of the cookie policy say the same thing, carry the same version number and the same date, and none is published ahead of the other three.
The Catalan version is the reference version, because the Catalan Consumer Code gives consumers the right to receive fixed information and contractual documentation in Catalan. That does not make the other three merely informative: each version stands on its own and none of them limits rights the law confers.
Governing law
Spanish and Catalan law apply, with the Catalan Consumer Code and the consolidated Consumer Protection Act as mandatory rules in dealings with consumers.
There is no clause here submitting disputes to a particular court, and that is deliberate: against a consumer such a clause would be void. The competent courts are those the law determines, which in the case of a property are usually those of the place where it is located.

As at 27 August 2026, this site sets no cookies, writes nothing to your browser's local storage and loads no third-party scripts. Typefaces are served from this same domain. That is why you will see no consent banner, and why you can check it yourself in a second.

Version 1.3 · 28 August 2026. Any substantive change raises the version number, is dated, and is published in all four languages at the same time.
