Flats for sale in Tarragona
Why this page is not like the others
In Boscos, la Mora and Tamarit the argument is land: no more of it can be made. In the city of Tarragona that argument does not apply: there are plenty of flats.
No adjectives, and the figures in plain sight.
Reference prices (August 2026)
I work with flats between €150,000 and €350,000 in the city. The average closing price in Tarragona is €1,775 per m²: closing, not asking, which is always higher.
Renting in Tarragona, in official figures
The numbers below come from the INCASÒL rental deposit register, held by the Catalan government. These are not asking prices from a portal: they are tenancy agreements actually registered, which is a very different thing.
| Year | Average rent | Registered tenancies |
|---|---|---|
| 2018 | €514 | 4,321 |
| 2022 | €602 | 3,635 |
| 2023 | €656 | 2,955 |
| 2024 | €663 | 2,647 |
| 2025 | €683 | 2,524 |
In the first quarter of 2026 the average rent was €678.76 a month, across 644 registered tenancies.
Two numbers pulling in opposite directions
Over seven years the average rent has risen 33 % while registered tenancies have fallen 42 %. That is almost eighteen hundred fewer agreements a year in a city that has not stopped growing.
Rents are higher and fewer tenancies are registered. That is the figure, and it is public.
It is worth saying what it does not prove: a registered tenancy is a new agreement, not an occupied flat. Fewer of them also means tenants staying longer. What it does describe, beyond argument, is a market where finding a flat to rent is harder than it was seven years ago.
What it yields, with the figures in front of you
The two figures needed to work out a yield are both from real transactions: the average closing price of €1,775 per m² and the registered average rent of €678.76 a month.
At the lower end of that range, a flat of around 85 m² costs about €150,000. At the city's average rent that is €8,145 a year, a gross yield of roughly 5.4 %.
Gross means before property tax, service charges, insurance, maintenance, empty months and income tax. It is not what reaches your pocket; it is the starting point for comparing.
And why I will not give you a percentage for the whole range
Because it would be false. That €678.76 is the average across flats of every size, and a €300,000 flat in Tarragona does not rent for that figure: it rents for more. Holding the rent fixed and moving only the price would drag the percentage down to 2.3 % at the top of the range — and that fall would not be the market, it would be bad arithmetic.
For a specific flat, the yield is worked out with its own rent, not a city average. That means looking at the property, which is exactly what I do before anyone signs anything.
